Description of the Land
|
This premier horse ranch and potential vineyard estate is located along the Santa Ynez river next to "Seasmoke Vineyard" in the renowned Santa Rita Hills Appellation. This is a beautiful property once owned by Fred Astaire in the 1960s offering pastoral views, incredible landscaping, and many amenities. Western film director John Ford owned an historical adobe less than one mile away. Subsequent owners included "Dutch" Pierce, a pioneer Santa Barbara abalone fisherman. In fact, abalone shells can still be found around the ranch. Later the ranch was owned by a thoroughbred breeder with horses that ran in the Triple Crown, who installed a 5/8 mile track and a European style cross country track. Currently the ranch is known as Rancho Chahuchu, a prominent Peruvian Paso Horse Ranch.
The gated property is located at the very end of a paved county road. An incredibly impressive 6,000 square foot Spanish style barn with huge roll up doors, storage and living quarters including a large living area, kitchen and bath.
Three other homes include a 3,000 square foot four bedroom Manager's home, a two bedroom Santa Fe style, and a large remodeled one bedroom. There is also a complex including a pool, lighted tennis court, office, gym, sauna and studio.
In addition to the huge barn, equestrian facilities include a 5/8 mile railed training track, and a 2 plus mile tree tunneled, sprinklered cross country European style training track. There are numerous barns, outbuildings, large fenced and irrigated pastures, and paddocks which could accommodate over 100 horses.
There is an incredible building site adjacent to the landscaped 6 million gallon reservoir overlooking the entire ranch and vistas above, and hundreds of acres of south facing slopes perfect for vineyards all within the appellation.
WATER: Abundant water is provided by private wells and distributed through a state of the art water treatment plant and miles of underground irrigation.
UTILITIES: Power and telephone are available and developed to the property.
ZONING: AG - 100 and AG - II - 100.
APN: 099-210-065, 68, 71, and 73. |
