Available for sale is a 96 acre pistachio and olive ranch located to the west of Strathmore, California, on Avenue 200 between Road 192 and Road 196.

The ranch is planted to the following:

17 acres of 6th leaf Golden Hills pistachios on PG1 rootstock and Randy pollinators.

27 acres of Golden Hills pistachios on UCB1 rootstock planted in 2017 and Randy pollinators.

50 acres of mature Manzanillo olives.

The property receives water from Lindmore Irrigation District and 2 operating wells. The first well was drilled in 2017 at 500 feet deep and produces 460 GPM under pressure. The second well is approximately 12 years old, has a depth of 440 feet and produces 250 GPM. There is also a small reservoir on the northeast side of the ranch.

There is a third well located on the property with a bad casing, but is still usable and produces about 150GPM.

There is one double-wide mobile home included in the sale. The mobile home is 1,600 square feet with seismic piers and awnings. There is also a 30X50 shop with a bathroom, office and overhead storage.

There is another mobile home located on the parcel south of Avenue 200 that is not included in the sale. The two shipping containers are not included in the sale.

The assessor parcel maps measure the ranch at 90.18 acres, but approximately 94 acres are being farmed and 2 acres have buildings, roads and a reservoir on them.


The property is located west of Strathmore on Avenue 200 and Road 192.
